Well, septic and radon: the issues of semi-rural properties

Buying a property in a semi-rural setting, like Cantley or Chelsea, often means acquiring a home with standalone systems that urban properties do not have. Here are the three issues to understand before you sign.

Water from a well

In many parts of the Outaouais, water comes from a private well rather than municipal service. This raises a few questions:

  • Quantity: does the well provide a sufficient flow year-round?
  • Quality: is the water drinkable, free of bacterial contamination or problematic minerals?
  • Maintenance: are the pumping and treatment equipment in good condition?

A water analysis is strongly recommended. The inspection checks the visible equipment, but the water analysis itself is a specialized test.

Treatment by septic system

Without municipal sewers, wastewater is treated by a septic system (tank and leaching field). A defective or end-of-life system can be expensive to replace.

Points to validate: the age and type of system, its compliance, and signs of malfunction (odours, soggy ground above the field). As with the well, the inspection observes what is visible; a pump-out and a specialized check complete the picture.

Radon

Radon is a natural radioactive gas that can seep into buildings through the ground. The presence of bedrock, common in the Canadian Shield and in several parts of the Outaouais, raises the risk in some properties.

Radon is invisible and odourless: the only way to detect it is a test. It is a simple, affordable test, strongly recommended for homes built on bedrock.
