In Quebec, many real estate transactions happen in winter. One question comes up often: is it a good idea to have a home inspected under the snow? The short answer: yes, with a few nuances.
What winter limits
Let’s be transparent. Some components are harder to assess when there is snow and ice:
- The roof may be partly covered with snow
- The lot and drainage are hidden under the snow
- Some exterior surfaces are frozen or snow-covered
- The air conditioning system cannot be tested running in deep cold
A good inspector clearly tells you what could not be fully assessed and notes it in the report.
What winter reveals (and summer hides)
Winter also has its advantages. It surfaces problems invisible the rest of the year:
- Ice dams on roof edges, a sign of poor insulation or ventilation
- Drafts and heat loss, easy to feel
- The real efficiency of the heating system, working at full capacity
- Condensation on windows and in the attic
It is, in fact, the ideal season for thermography: the temperature difference between inside and outside makes insulation defects very visible.
The right reflex
A pre-purchase inspection in winter is perfectly valid. If some exterior components remain to be validated in spring, the inspector will tell you honestly.
