The most common problems found during a home inspection

Every property is unique, but certain problems come up constantly during inspections in the Outaouais. Knowing them helps you understand what to watch before you buy, or what to fix before you sell.

1. A roof at the end of its life

Roof coverings have a limited lifespan. Lifted shingles, granules in the gutters, damaged flashings: all signs that a replacement is coming. It is often one of the most underestimated major expenses.

2. Drainage and water management

A lot that directs water toward the foundation, poorly connected gutters or a failing weeping tile lead to basement infiltration. Water management is one of the most important points to check.

3. Aging electrical systems

Obsolete panels, old wiring (sometimes knob-and-tube in older homes), questionable connections or missing grounding: electrical is a matter of safety as much as compliance.

4. Insufficient insulation and ventilation

Uneven insulation or poor attic ventilation leads to heat loss, condensation, and even long-term structural damage. Thermography is very useful to spot these.

5. Period plumbing

In older properties, you still find lead or galvanized steel piping, water heaters at the end of their life, or non-compliant connections.

6. Foundation cracks

Not all cracks are serious, but some signal structural movement or a water entry point. An experienced eye makes the difference between a benign crack and a serious problem.

7. Signs of moisture and mould

Stains, smells, water lines: moisture leaves traces. It can point to active infiltration or a ventilation problem to fix.
