Foundation cracks: which ones to worry about

Almost every house eventually develops cracks in its foundation. The real question is not whether there are any, but which ones are harmless and which deserve serious attention. Here is how to tell them apart.

Cracks that are usually harmless

Several cracks are normal and have no structural consequence:

  • Shrinkage cracks, thin and vertical, that appear as the concrete dries
  • Surface micro-cracks, often visible within the first few years
  • Stable cracks, which no longer move and do not let water through

These cracks are worth monitoring, but in most cases they do not indicate a serious problem.

Cracks that deserve serious attention

Other signs point to movement of the structure or pressure on the walls:

  • Horizontal cracks, which can signal soil pushing against the wall
  • Stair-step cracks in concrete block or brick
  • Wide cracks (more than a few millimetres) or ones that widen over time
  • Offsets: one side of the crack no longer aligned with the other
  • Cracks that let water in, leading to basement water infiltration
