Pre-purchase, pre-sale: both examine the same components, but they do not serve the same goal or the same person. Here is how to know which one applies to you.
The pre-purchase inspection (for the buyer)
A pre-purchase inspection happens before you buy. Its purpose: to give you an honest picture of the property’s condition so you can buy with confidence or negotiate based on facts.
It is the best-known inspection, and often a condition of the offer to purchase. It protects you against bad surprises and shows you acted as a prudent buyer.
The pre-sale inspection (for the seller)
A pre-sale inspection happens before listing. Its purpose: to equip you as a seller. You discover what to fix, set a fair price and reduce the risk that a buyer’s inspection derails the deal.
A recent pre-sale report, shared with serious buyers, often speeds up the sale and limits last-minute negotiations.
The same rigour, two goals
In both cases, we examine the structure, roof, envelope, plumbing, electrical, heating, ventilation and interior. The difference is in the intent: buying with confidence, or selling with confidence.
How to choose
- Are you buying a property? Pre-purchase.
- Are you selling yours and want to stay in control? Pre-sale.
- Are you a broker who wants to reassure both parties? Both have their place.
In short
Pre-purchase to buy without surprises, pre-sale to sell without a hitch. In either case, contact us for a thorough inspection in the Outaouais.
